1. Full Management Service Fees
Finders fee is 15% plus VAT of the income for the initial tenancy period,
e.g. 6 months at £600 pcm (£3,600) our fee is £540 + £108 VAT = £648.
The fee is subject to a minimum fee of £450 + £90 VAT = £540.
This fee includes an Inventory, Schedule of condition and check in photographs
Monthly Management Fee:
15% per month + VAT of the monthly rental income:
e.g rent £600 pcm, our fee = £90 + £18 VAT = £108
Tenancy renewal Fee: £100 + £20 VAT = £120, to be paid by the Landlord
Tenant reference fee: (includes Right to Rent checks, required by Law): £30 + VAT = £36 per tenant or Guarantor (to be paid for by the Landlord).
Notice fee: Any formal notices to be served to Tenants including ‘Notice of Repossession’ £50 + £10 VAT = £60 per notice served
2. Tenant finding only service Fees

PLEASE NOTE: On a Tenant Find only service we do not hold any bond taken, it is the responsibility of the Landlord to register the bond in accordance with current legislation and provide Linda Leary Estate Agents with a copy of the bond registration certificate.
Tenancy renewal Fee: £100 + £20 VAT = £120, to be paid by the Landlord
Tenant reference fee: (includes Right to Rent checks, required by Law): £30 + VAT = £36 per tenant or Guarantor (to be paid for by the Landlord).
Accompanied viewings: £10 + £2 VAT = £12 per viewing (only if over 10 viewings take place).
NOTICE TO TENANTS - Costs
Non-refundable holding deposit: £150 - Upon receipt of the deposit, the property will be suspended from the letting market in favour of the prospective tenant (subject to contract). If the prospective tenant fails to progress the tenancy for any reason, the holding deposit will not be refunded. Otherwise the holding deposit will be credited to the first months rent on successful completion of the tenancy agreement.
Tenant Referencing Checks will carried out by ourselves via Van Mildert Landlord and Tenant Protection Limited, all costs to be met by the Landlord.
Please note: A Bond (usually equivalent to one months rent), plus the first Months Rent (less any holding deposit already paid) is to be paid directly into Linda Leary Estate Agents Clients Account, details of which will be provided. Please note that payment should be paid into the account approximately 2 working days prior to the commencement of the tenancy, to allow clearance of the funds.
